Landlords of residential property in England and Wales must ensure that ELECTRICAL equipment is safe. The electrical safety regulations are enforced by the HEALTH AND SAFETY EXECUTIVE. Presently there is no STATUTORY requirement to have annual electrical safety checks but it is clearly advisable to do so. You must however ensure that the electrical system and all appliances supplied are safe—failure to comply with the ELECTRICAL EQUIPMENT (SAFETY) REGULATIONS 1994 and THE CONSUMER PROTECTION ACT 1987 is a criminal offence.
